Adding Whole Life Value at all stages of the life cycle from inception to demolition
BPG is at the forefront in this field and we continue to evolve processes and knowledge to support our clients. This knowledge is of real benefit to construction clients and essential for a successful project throughout the life cycle from development of their business case through to demolition.
Good design may or may not cost more, BUT without doubt bad design certainly costs more - inappropriate buildings for the business or problems with design, detailing and construction affect everyone in terms of loss of efficiency, poor business performance and high maintenance costs.
We are part of the successful collaborative team. We help with such questions as:-
Is it appropriate to the business need of the client to go through a building programme?
- Would it be better in the long term to rebuild or refurbish?
- Do site positioning and building massing make a difference to durability and performance?
- Is the design solution appropriate and is it the most efficient for the business, as well as operation and maintenance?
- Which specifications will give best value over the life cycle? e.g. aluminium windows versus timber?
- Which standard of component will give best value over the life cycle? e.g. mill finish versus prefinished aluminium roof decking?

Stock condition – multi-purpose survey - understanding the life-cycle risks of existing buildings
BPG has developed a seamless process (based on years of experience with the insurance industry) which gives the client team real and useful information that they really need to identify and manage the risks associated with taking over or maintaining a large portfolio of existing buildings.
There are three distinct stages DATA CAPTURE, REPORTING, ACTION
DATA CAPTURE
- The survey data is captured and managed on a room by room basis.
- Shortfalls against output specifications are clearly identified with costs.
- ‘Backlog’ or ‘catch up repairs’ are clearly identified and described with costs.
- Areas are highlighted where more intrusive investigation is needed.
- The survey can capture and assess information on DDA, Health and Safety, Statutory requirements, SAP, NHER and possible asbestos.
REPORTING
- The output reports provide clearly set out information which can interrogated for strategic or detailed decision making.
- Items can be prioritised in urgency and/or importance. For example criteria might be prioritised as follows: -”legal, business critical, important, nice to have” or alternatively on a condition basis, “as new, part worn, worn, failed”.
- Reporting includes ongoing costs of component failure, repair, replacement and maintenance throughout the life cycle to ensure adequate funding arrangements are in place.
- The report provides a tool for considering alternative remedial specifications and timing of them to provide best value or lowest cost solutions to meet the funding strategy.
- The report provides real information for detailed decision making and agreeing responsibilities. For instance between the Authority and the SPV, or the constructor and facilities management team.
ACTION
- Using the same database the process provides full implementation specifications and documentation for procurement of catch up remedial works.
- The process provides a full audit trail through all stages from survey through completion of refurbishment to facilities management and maintenance throughout the life cycle.
